I want to invest $60K in leasing a gas station. Can anyone tell me step to buy (lease) a gas station. Where to start and how to get the deal done

Just the gas station is not worth of investing; it is like living paycheck to paycheck. I would not invest on pure gas station.
If it is on good location and few convenient store and yours is gas-cum-convenient then go for it.
Do your own home work and market research first? I think this is the best answer.
